Commentators pointed out that in average the operational and maintenance costs of the university buildings represent about 30% of university expenditure (Abdul Lateef and Abdul Aziz, 2015). The university buildings are ageing, decaying and deteriorating. Therefore, sufficient maintenance budget need to be allocated to ensure quality maintenance works can be executed to maintain performance and value of the building throughout anticipated life span. The majority of the universities in Malaysia outsourced maintenance works to FM contractors because the university buildings are built in large and heterogenous in design (Abdul Lateef and Abdul Aziz, 2015). Therefore, large size of employees needed to execute building maintenance works. The aim of the research is to study the comparison of building maintenance services rates between IIUM with other universities and related education buildings. Objectives: 1. To identify IIUM building maintenance services rate 2. To identify building maintenance services rates of other universities and related education buildings in Malaysia 3.
